9700 Wine producing farm with agriturismo


The buildings:
1. Master's apartment, agriturismo, cellar and stores, for a total surface of 1,045 m²;
2. wine tasting and breakfast room on the ground floor and multipurpose room on the upper floor, of 78 m² each;
3. building for agricultural purposes and store rooms, for a total surface of 322 m². The agriturismo includes five rooms ensuite with shower, own entrance and beautiful view on the hills and vineyards of the region. Central heating. The building, over four hundred years old, was completely renovated after the year 2000 preserving the old walls, which make the rooms so charming. The agriturismo is currently opened 1st March to 1st November, with constant turnover of guests, especially from the German speaking countries. The land measures 14 hectares: 4.5 as vineyards, hectares as meadows and cultivated terrain, 6.5 hectares as woods and the rest, 4,300 m² where the buildings are located. The vineyards produce Barbera, Moscato, Dolcetto and Brachetto grapes.

The wine produced has a good share of market, which might be purchased separately, including the clients portfolio and all the international commercial contacts. All the machines and equipment for the production and care are at disposal for a possible purchase, as well as, separately, the cellar equipment. The grapes which are not used for the own production are sold successfully.

The agricultural lands and meadows which are currently not used for commercial purposes might be planted as vineyards from a future owner.
Several wells are available on the property, which give water the whole year round.
The own production of wood is considerable. It would be possible to sign a contract with local woodcutter with a profit share.

The current owners are available for a period of shadowing of a duration to be agreed and might also be interested in keeping the commercialization of wine to themselves.

Water, light, telephone and ADSL are connected. The location is absolutely quiet yet not isolated.
The village is well served, with a post office, a grocery shop, a pizzeria a good restaurant and an agriturismo with restaurant.

The cities of Alba, Asti, Alessandria, Turin and Genoa are all within one hour drive. The nearest airports are Genoa, Turin and Milan.

Informiamo che dal 01/01/2012 gli annunci immobiliari di compravendita dovranno contenere l’indice di prestazione energetica degli edifici e delle singole unità immobiliari in vendita, ai sensi del comma 2 - quater dell’art. 6 del Decreto legislativo 19 agosto 2005 n. 192, introdotto dall’art. 13, comma 1, lettera “c”, del Dlgs. 3.03.2011 n. 28.
Pertanto i venditori dovranno provvedere quanto prima a fornire l’attestato di certificazione energetica dell’immobile oggetto della futura compravendita, in difetto del quale non sarà possibile procedere alla pubblicazione dell’annuncio commerciale inerente il loro immobile.
Nell’occasione si ricorda che l’art. 13, comma 1, lettera “c”, del Dlgs. 3.03.2011 n. 28 ha altresì introdotto l’obbligo di inserire nei contratti di compravendita “una clausola in cui l’acquirente dà atto di aver ricevuto le informazioni e la documentazione inerente la certificazione energetica degli edifici”, ragion per cui per procedere alla vendita occorre comunque acquisire l’attestato di certificazione energetica.
